Probate and inherited-home sale support
Property-focused planning, preparation, marketing, and closing coordination for an authorized estate sale.
Engagement begins after the appropriate attorney and title professionals confirm the signing authority and transaction path. EstatePath does not determine heirs, interpret probate orders, provide legal advice, provide title underwriting, or promise a price, authority outcome, or closing date.
Help comparing and coordinating selected cleanout, donation, hauling, and estate-sale providers after family and authority decisions are clear.
Providers are independent, and the family or authorized representative chooses whether to use them. EstatePath does not decide ownership of belongings, distribute estate property, or guarantee proceeds, timing, or provider performance.
Condition review and coordination of selected repair, cleaning, landscaping, and staging conversations for an authorized property plan.
The authorized decision-maker approves scope, vendors, and cost. EstatePath does not provide construction, inspection, engineering, or appraisal services and does not promise a return on any preparation expense.
A holding or rental-management conversation for families who may not be ready to sell an authorized property.
Scott owns a property-management business. That relationship will be disclosed before a referral, and choosing an affiliate or any provider is never required to receive EstatePath guidance or real-estate services. Management services, if selected, are separately engaged and subject to their own terms and qualifications.
Help locating an independently licensed appraiser when a formal appraisal is appropriate for the family’s professional review.
The appraiser is independently selected and engaged by the client or authorized representative. EstatePath and Scott do not personally provide appraisal services, set the appraiser’s conclusion, or give tax-basis advice.
Practical coordination with the selected title professional to identify requested transaction documents and timing.
Scott has an ownership interest in Key Title. That affiliation will be disclosed before a referral, and the client’s choice of title company is not contingent on working with EstatePath or receiving any service. EstatePath does not issue title commitments, underwrite title, or provide legal advice.
Vendor availability, costs and scope are discussed individually. Appraisals, legal advice, tax advice and title underwriting are provided by appropriately qualified, independently engaged professionals—not by this website.
LET'S TALK THROUGH IT
Let's make the practical pieces more manageable.
A conversation can help you understand the property options—without committing to a sale.
